Construction Permits and Inspections

If you’re planning a construction project in the City of Eupora that includes new construction, remodeling, electrical, mechanical, or plumbing work, you will generally need to obtain a permit and schedule an inspection.

Building Permit Fees

Building Permit Fees for the City of Eupora are based on the Valuation of the Project.

Residential:

Valuation $0 - $15,000 (dwelling units) = $50.00 flat

Accessory Structures (sheds/outbuildings/fences) = $50.00 flat

Valuation $15,000 - $1,000,000 = $3.00 per $1,000 valuation

Valuations $1,000,000 plus = $4.00 per $1,000 valuation (over $1,000,000)

Commercial:

Valuation $0 - $25,000 = $100.00 flat

Valuation $25,000 to $5,000,000 = $4.00 per $1,000 valuation

Valuation $5,000,000 plus = $20,000 + $5.00 for each additional thousand after $5,000,000

When is a permit required?

Any addition or alteration more than two thousand and five hundred dollars ($2500).
Any dwelling units, including accessory dwellings, regardless of square footage.
Any addition, alteration, modification, demolition, or improvement that includes electrical, plumbing, and/or structural work.

What are the residential permitting requirements for exemptions where no permit is required?

Re-roofing
Platforms, decks, walks, and driveways not exceeding thirty (30) inches above grade.
Prefabricated above-ground swimming pools, less than 24” in depth, and do not exceed five thousand (5,000) gallons.
Direct window replacement with no structural changes (unless the structure is in the City of Eupora Historic District. (Certificate of Appropriateness is required in a historic district).
Painting, papering, tiling, carpeting, installation of cabinets or countertops, and similar finish work.

What are the commercial permitting requirements?

For commercial and mixed-use developments any construction or alteration more than one thousand ($1,000), or for demolition, a permit is required.

5.2 - Requirement for Building Permit

5.21

No building or other structure shall be erected, moved, enlarged, or altered without a building permit issued and developed by the Zoning and Building Administrator in conformity with the provisions of this ordinance.

5.3 - Application for Building Permit

5.31

All applications for building permits shall be made to the Zoning and Building Administrator and shall include the following:

Scale drawing showing the shape and dimensions of the lot to be built upon.

Plans, drawn to scale, showing the location, size and height of all existing and proposed buildings and structures.

Plans for fill and storage of materials and such other information as may be necessary to determine conformance with the provisions of this ordinance.
